What Regions do you work in?

We work with clients across the U.S. and Canada through our remote design service. For full-service design and installation, we travel to most major markets. Contact us to see if on-site installation is available in your area.

When should I reach out?

We recommend beginning the design process while your property is under contract, allowing for a seamless transition to ordering and installation immediately after closing. We also work with investors who already own properties and are seeking to elevate or reposition their listings through strategic design.

How long does a project take?

Our virtual design projects are completed in just 2 weeks. Once you sign on, we provide a confirmed handoff date. The first part is dedicated to market research and strategy, followed by sourcing and designing your property.

Our full-service design and project management projects are completed in approximately 4 weeks, from initial strategy through installation and final styling.

What Research does NESTED do for me?

We conduct comprehensive market research tailored to your property and its location. This includes analyzing comparable short-term rentals to determine optimal nightly rates, occupancy potential, and revenue projections. We identify what amenities are expected in your market, how many guests your property should accommodate, and which features will help you outperform the competition.

We also study the surrounding area to understand local attractions, guest demographics, and travel trends. When appropriate, we thoughtfully incorporate regional elements—such as colors, materials, or subtle thematic nods—into the design to create a cohesive and memorable guest experience that reflects the character of your location.

Does NESTED work with real estate investors?

Yes! NESTED works with real estate investors who own multi-unit properties or hotels. We can outfit entire buildings and tailor our services to your needs—whether you want a full-service experience where we handle everything from concept to installation, or a hands-off approach with a curated design package and shopping list for you to implement yourself.

Can I return any items to NESTED if I’m not satisfied?

Once the final walkthrough is complete and all items have been approved in good condition, returns are not accepted and all sales are final. If any item arrives to NESTED damaged, we’ll inform you right away and replace it with the same or a similar approved item. All replacement options are reviewed with you for approval before we place any new orders.

When will Furniture Arrive?

We exclusively source in-stock items with fast shipping, ensuring all furnishings arrive at your property within 2-3 weeks.

How much should I budget for furniture?

Budgeting for furniture depends on the level of service and quality you choose. At NESTED, we offer tiered pricing options tailored to your investment goals—from entry-level, cost-effective selections to premium, high-end furnishings. Each tier corresponds with different service packages, allowing you to balance upfront costs with desired design impact and guest experience.

 

During our consultation, we’ll help you select the best option aligned with your budget and target market to maximize your rental’s profitability.

General Estimations for furnishings:

1 bedroom- $3500.00- $9000.00

2 bedroom- $9000.00-$17000.00

3 bedroom- $15000.00- $22000.00

Costs can vary widely depending on level of furniture specified and the location of the project. Our designers will help you find the perfect budget for your specific project.

How long does it take to install everything?

Our team completes the majority of projects in one day. We go into the project once all furniture and decor has arrived and ready to be installed. Project Managers align all trade work to be complete prior to install day. 

Do I need to buy anything for my rental property or can NESTED provide me with everything?

We specialize in full-scale property setups, ensuring your short-term rental is completely stocked and guest-ready from day one. We handle everything—from dishware and small appliances to toiletries, towels, slippers, paper products, and all the essentials your guests expect. Before installation, we review a detailed checklist with you to guarantee every item is accounted for, including thoughtful extras that elevate the guest experience.

Our team of skilled handymen, installers, and licensed trades can repaint, upgrade lighting, add electrical outlets, install hardware, mount TVs, set up smart home systems (CCTV, Google Nest, Wi-Fi), and assemble outdoor items like patio furniture, BBQs, or children’s play equipment.

Looking to offer standout amenities? We can install golf simulators, trampolines, arcade games, mini-putt setups, basketball hoops, and more—anything you need to create a memorable, high-earning short-term rental.

Do you offer virtual design services ?
